The problem

The renewal went through at twenty percent up, and nobody compared it.

Six properties, six policies, six renewal dates spread across the year. Each one arrives on its own, gets paid, and goes back in the folder. The number that matters is not the premium, it is the premium against last year, and that comparison never gets made.

Meanwhile one date has already gone by, and the broker’s number is in whichever email it came in on.

What's inside

Every policy on one page, and every premium beside it.

Type each policy once: the property, the carrier, what it covers, the limit, the deductible, when it renews and who to call. Then log the premium each year. The file counts the days to every renewal and works out what each property costs against the year before.

It holds no policy numbers and no documents. Names, dates and money, which is what you need in front of you on the phone.

  • Policies. One row per property, with the carrier, the coverage, the limit, the deductible, the renewal date and the broker.
  • Days to renewal. Counted from today against every policy, so the next one is never a surprise.
  • Premiums by year. One row per property per year, with the change on the year before worked out for you.
  • The Dashboard. Which renewal comes next and on what, how many policies and how many renew inside sixty days, what the portfolio costs this year, and the biggest increase.
  • The chart. What the whole portfolio has cost to insure in each year you have on file.
  • Red and gold. A renewal date already passed turns red, one inside sixty days turns gold, and so does any premium up ten percent or more.
  • Set up. Your own carriers, coverage types and properties, behind the dropdowns on both tabs.
  • Sample policies. Six made-up properties and eighteen premiums, so the figures make sense before you type your own.

Questions

Before you buy.

Does it hold my policy documents?

No, and no policy numbers either. It carries the property, the carrier, the limit, the dates and the broker. The paperwork stays wherever it already lives.

What if one property has two policies?

Two rows. Each gets its own renewal date and its own countdown, and both count toward what that property costs.

How far back should the premiums go?

As far as you have. Three years is enough to see which way a property is going, and the chart draws whatever years are on file.

S

Argue with the renewal before you pay it.

No app to learn. No new account. No monthly anything.
